Site Surveys & ALTA/ACSM Land Title Surveys

Background

For many years SMC has provided detailed topographic and property surveys for many industry segments. We have been involved with numerous proposed school development and expansion and facility improvements at military bases, as well as, development and expansion of cogeneration plants and water treatment plants.  

Technology/Methodology 

Typically, these surveys are performed using conventional on-the-ground survey methods. Relevant property records are obtained from the Registry of Deeds, municipality and/or Land Court. The field surveys include the location of property monuments, wetland flags, borings, buildings, pavement, recreational facilities and utility structures. Invert elevations are determined by direct measurement for sewer and drainage structures. Digital terrain models are developed from the field data and contours are often developed at 1-foot intervals. Final plans are typically delivered to clients in AutoCAD® format.

Value Added Services 

There are a number of value added services that SMC can provide to extend the value of a site survey. ALTA/ACSM Land Title Surveys can be performed as required by lenders involved in property acquisition financing; these Land Title surveys incorporate the definitive property survey with a Surveyor’s Certificate relied upon by the lending institutions regarding title matters. Additionally, SMC’s technical staff prepares subdivision and/or easement plans and can provide construction staking of the proposed site improvements.
